The York County Planning Commission convened on April 14, 2025, to deliberate on several significant development proposals and zoning changes.  The six items on the agenda were approved.


Sutton Road Waiver Request – Fort Mill

  • Applicant: Nate Negrin, Sutton Road, LLC

  • Proposal: Request to waive paving requirements for gravel parking and drive aisles at 187 and 195 S. Sutton Road, facilitating business expansion.

  • Staff Recommendation: Approval, citing minimal impact and compliance with ADA parking standards.

  • Outcome: Voted for Approval


Preliminary Plat – Holler Estates

  • Applicant: McAfee Redevelopment, LLC

  • Location: York Highway (Highway 5) near Shiloh Road

  • Staff Recommendation: Approval, citing compliance with zoning and planning standards.

  • Outcome: Voted for Approval


Rezoning Case 25-08 – Mt Gallant Road

  • Applicant: Ralph Calhoun May

  • Request: Rezone 1.81 acres from RMX-20 to RSF-40 to combine with an adjacent parcel.

  • Staff Note: The proposed change is not consistent with the future land use designation but facilitates parcel consolidation.

  • Council District: 6 – Huckabee

Rezoning Case 25-09 – Highway 160 W
