York County Council is scheduled to hold a public hearing on Monday where it will consider the third reading of an ordinance for incentives for a development which could include $443.2 million in investment and the creation of 405 new jobs in Rock Hill..The council agenda packet released Friday shows the company is identified as Pallidus Inc. which plans to manufacture “semiconductors and related devices.” Their website says Pallidus headquartered in Albany NY makes silicon carbide solution for “power semiconductor and other markets.”
If council approves 3rd reading tonight they would enter into a fee-in-lieu-of tax and incentive agreement with Pallidus and the owner of the proposed site of the project.In August, BAC/Calare Rock Hill LLC acquired the site in Waterford Business Park that is being targeted by Pallidus. York County real estate records show the entity, which is affiliated with Massachusetts-based Calare Properties, paid $32.5 million for the properties. According to Calare’s website, the buildings there total 287,187 square feet. The site was acquired from an entity affiliated with Stream Realty Partners, documents state.
